Who you’re booking with
ARBA Properties is an Origo Miami LLC company. Payments are processed by Stripe and appear on your statement under Origo Miami LLC.
Payment
Pay in full, or pay a deposit now and the balance 7 days before arrival. If the balance isn’t paid, the booking can be cancelled and the deposit kept.
Cancellations and changes
Direct bookings are non-refundable. Date changes only by contacting us (WhatsApp), subject to availability, not guaranteed.
Damage deposit
A $100 refundable damage deposit applies to The Cabin. It’s returned after checkout if nothing is damaged.
House rules
No parties or events ($500 fine). No smoking ($300 fine). Pets: max 2, $35 per pet per night. Rate covers 10 guests; up to 2 more (max 12) at $35 per extra guest per night. A $60 cleaning fee applies per stay. Damages are charged. Entry details are personal and sent only after booking.
Check-in
Check-in 3 PM, checkout 12 PM. Day Pass: 9 AM to 5 PM. We ask for guest IDs and vehicle details before arrival for the club’s security.
Surf trips
Surf sessions depend on the ocean. The guide picks the break and may move or shorten a session for safety. Meals, boards and lessons are not included unless we agree otherwise in writing.
Privacy
We use your name, email and phone only to manage your booking or inquiry. We don’t sell data. Card details go to Stripe and never touch our servers. Ask us to delete your data any time at arba@origosv.com.
